Post-contract Inspection:  This is the most common.  Inspection is typically performed after the home is put under contract and before closing. Pre-sale Inspection:  Are you thinking of selling or preparing to put your home on the market?  If so, a pre-sale inspection allows you to identify and remedy defects before they can even become a problem. New Construction Inspection:  Are you building a home?  If so, what could be better than a completely independent review of the home from top to bottom prior to completion?  We will take the time necessary to inspect the home in detail, allowing any defects to be resolved during or even before the builder’s punchlist. New Home Warranty:  New houses typically carry a 12-month warranty from the builder.  We can thoroughly inspect the home at around the 11th month, in time to report any found defects to your builder and have them corrected before the initial warranty expires. Progress Billing Inspections for New Construction:  Are you a bank or lending institution?  If so, we’d love to talk to you about performing progress billing inspections for your residential lending department.. Completely separate from our Buy-Back guarantee, we also have 90-day warranties available.  These warranties vary in scope, please contact us for details. COMPLETE HOME INSPECTIONS

Our inspections are performed to InterNACHI's standards of practice, and include a visual, non-invasive inspection of all of the following systems if accessible and if applicable: Building site, including driveway, gates, grading, & drainage. Roofing, including chimney, gutters & downspouts, and vents. Siding, including trim. Decks, porches, patios, steps, walkways, & ramps. One attached or detached garage, including garage doors and operators. Attics, including insulation and ventilation. Any visible portions of the foundation or basement, including structural components. Interior finishes and components, including walls, ceilings, flooring, stairs, railings, windows, doors, and fireplaces. Heating & cooling systems, including furnaces, boilers, and ductwork. Plumbing, including fixtures, visible piping and drains, and vents. Electrical, including main panelboard and disconnect, visible wiring, outlets and switches, and smoke / carbon monoxide detectors.

Well water quality should be checked annually, or more frequently if contaminants  are discovered or were known to exist in the past.          WELL INSPECTION & WATER QUALITY TESTING We’ve partnered with fully certified third party testing labs to ensure the most accurate results.    Available testing includes total coliform (bacteria), nitrates/nitrites, heavy metals, and more.    Please contact us for details. Wood Destroying Organisms, if left unchecked, can quickly diminish a home’s value, leading to costly repairs.          WOOD DESTROYING ORGANISM INPSECTION In extreme cases, their damage can pose a safety issue to the homes’ inhabitants.  We will thoroughly inspect for signs of current infestation and/or previous infestation or treatment, and we will also make general recommendations for preventive measures.” We are full members of the Pennsylvania Septage Management Association.    PSMA is the only recognized inspection training organization for septage professionals  in the State of PA.  .         SEPTIC SYSTEM TESTING We have received certification for septic inspection from both PSMA and InterNACHI, and so we can put your septic system “through the paces” to ensure it is operating normally.  Please contact us for details.  As always, we’re happy to explain the system to our clients in detail so they can make informed decisions and avoid potentially costly mistakes.  . Thermal Infrared Imaging, in short, is pretty awesome!   It is not “x-ray vision”, nor  does it allow an inspector to  “see through walls”, but it is literally the next best thing.         THERMAL INFARED IMAGING Thermal IR imaging detects temperature  differentials---completely invisible to the naked human eye---and translates these differentials  into a clear and workable image.    This allows us to detect potentially hidden water leaks, insufficient insulation or weatherstripping, electrical problems related to heat, and much more.
